By inspecting your foundation twice a year, you’ll be able to detect early warning signs of problems such as water damage, pest infestation and structural weaknesses. All of these issues become very expensive to repair if they are left unchecked, so be thorough in your inspection and catch any issues early! This is also a very important component in the inspection when looking to buy your home.

 

The inspector will look thoroughly at the foundation for these issues:

  1. Standing Water- The inspector will look for any place where water is pooling near your house, particularly around the downspouts. If your downspouts are dumping water less than five feet away from your house, they will recommend to purchase gutter extensions.
  2. Looking for Cracks- Cracks are common in the exterior of foundations, and small ones aren’t a problem. However, in some cases the little cracks can turn into big cracks. Hairline cracks cant be ignored. The inspector will look at the size of the cracks, if they are presenting larger then 1/4 inch, that may indicate underlying structural problems in the foundation.
  3. Check for Termites and Rodents- The inspector will look for pencil-thick tunnels of mud, which termites use to travel from their underground colonies to your house. Another common indicator of termites present are chewed through wood and wires and excrement.
