It’s always a good idea to inspect your roof about twice a year in the spring and fall or if your buying or selling. The roof is right up there with the plumbing, hvac and structure of being the most expensive component to have to repair. By hiring us, we will give you a thorough inspection from start to finish.
The inspector will come out and visually inspect your roof from the inside and outside of your home. They will look into these specific areas:
Interior
The inspector will look in your attic and crawl space for damage to the roof. They will be looking for leaks, cracks, breaks in the structure, termite infestation or damaged vents. If the inspector finds standing water or moisture in the attic, this is a common indicator there is damage to the roof such as soffits and flashing. Another common indicator there is damage to the roof is by checking for sunlight coming to the attic from the roof.
Exterior
The inspector will do a visual and thorough walk around the home to inspect the exterior. The inspector will first look in the gutters of the home. When the granules begin to come off of your shingles, or your shingles begin to crack and break, the pieces will get washed into your rain gutters where they will often sit. If the inspector finds an abundance of granules or what look like pieces of shingle, you’re in need of some roof repair.
The inspector will next take the time to look at the shingles themselves. What they are looking for is anything out of the ordinary such as:
- Missing shingles
- Cracked shingles
- Curling corners or edges
- Missing granules
Any of these signs can indicate a larger problem, particularly if the problems are widespread and not confined to just one or two small areas.
The inspector will have a pretty good idea of what color your roof is supposed to be, so checking for color changes isn’t too hard. They will look for shingles that are darker in color that can indicate moisture, while a greenish color can indicate algae problems, both of which need to be addressed.
The flashing around skylights, chimneys, and the edges of your roof are more areas that the inspector will be looking at. Just like with the shingles, if they notice it missing, damaged, or lifting up off of the roof in places, they will recommend you need to have it repaired.
The inspector will take a quick visual sweep of the roof and look for anything that appears loose or out of place. They will make sure the ridge caps appear well secured and level, and that you don’t notice anything that appears to be coming free or moving in the breeze.
