Our water heaters are some of the most important systems we have. They provide us with water instantly, as well as ensure we have access to clean, safe water. Water heaters can last upwards of 12 to 20 years (depending on the type of water heater) but it is still important to have your water heater looked at annually. The most important reason that a water heater inspection is scheduled is to extend the life of the water heater or ensure it is working efficiently and properly before buying the home.

These are the steps we take for your water heater inspection:

  1. We test the pressure to make sure it’s not too high, it cannot be over 80psi (all heaters).
  2. Test water temperature (all heaters).
  3. Flush heater (all heaters).
  4. Check chimney draft (only gas heaters).
  5. Check relief valve (all heaters)
  6. Check anode rod for calcium build up and corrosion

The inspector will visually inspect the water heater to see if they notice anything out of the ordinary. The next step in the water heater inspection is to test the water heater elements if its electric, which are the upper and lower elements. Our experienced and knowledgeable inspectors will test both to make sure that everything is working
